The renewal of the OCCC Estate

Grainger owns the OCCC Estate in Waterloo, which includes Ospringe, Charing and Croydon House.

As a responsible landlord, we invest in our homes so residents have a safe, comfortable and well-managed place to live.


We’ll be holding drop-in events in May to share our plans for the OCCC where you can view the latest proposals, speak to the project team and share your feedback. 

Background

We believe it’s important to invest in the future of the OCCC by improving the quality of the estate for residents, while making better use of this well-connected central London location by building more homes.

We already have planning permission to redevelop the estate, to deliver 215 new homes above new commercial space on the ground floor.

However, rising construction costs and updated Building Regulations and fire safety standards mean the approved scheme is no longer viable to deliver.

We are therefore revising the plans to make sure the project can move forward.

Why change is needed

The estate was built in the 1940s and is now showing its age. The homes no longer meet modern living standards, particularly in terms of energy efficiency, layout and overall quality.


We want to address this by investing in the estate to provide better homes for current and future residents. At the same time, we need to ensure any new development meets today’s safety standards and reflects current construction costs.


Our aim is to create a scheme that is deliverable, improves living conditions and makes a positive contribution to the local area.
